    Gas prices influence homebuyers to look beyond suburbs

    Will gas prices drive homebuyers away from suburbs?

    As he gassed up his 2002 Honda Civic recently, David Underwood found himself at the intersection of two priorities: transportation costs and housing.

    Paying $53 for a tank of gas to commute from his Kirkland rental condo to his Seattle job, Underwood realized that price set a “personal best” he’d rather not repeat.

    That’s why after much discussion, he and his partner, Kali Kuwada, decided to buy their first home in Seattle, as close to their jobs as possible.

    “We found ourselves talking more and more often about house prices going down and gas going up and how that intersected with our priorities: getting home fast and not having to spend a lot on gas,” says Underwood, a student and Seattle Central Community College employee who’s buying a Seattle town house near three bus lines.  Continued…  Will gas prices drive homebuyers away from suburbs?  Elizabeth Rhodes, Seattle Times

    How to Keep Cool While Saving Energy

    Rising gasoline prices will probably mean fewer escapes to the Shore or the mountains. And for those on fixed incomes, the cost of keeping cool may stretch finances to the limit.

    With that in mind, and with assistance from the U.S. Department of Energy and the nonprofit Alliance to Save Energy, here are some tips for being more efficient as the heat waves roll in.

    Chill out. On days when air-conditioning isn’t crucial, open the windows and use portable or ceiling fans. When air-condition you must, use a fan with your window unit, to push the cool air farther.

    Keep TVs and lamps away from your thermostat-the heat they generate can make central air-conditioning run longer.

    If your air conditioner is old, upgrade to a newer model-it could save you up to 50% on your electric bills. Look for a SEER (Seasonal Energy Efficiency Rating) of 14 or higher on central systems and the Energy Star label on room units.

    Consider installing a whole-house fan or evaporative cooler, if appropriate for your climate. Ceiling and other fans provide additional cooling and better circulation, so you can raise the thermostat and cut down on air-conditioning costs.     Home-Value Web Sites: usefull tools but often wrong

    Home-Value Web Sites Miss the Mark

    Online home-value sites offer some useful tools, but their estimates are often wrong.

    “The percentage of error on these estimates is still very large,” says Delores Conway, director of the Casden Forecast at the University of Southern California Lusk Center for Real Estate. If there are not many comparable sales in one area, for example, she says, “the estimates will have huge errors in them.”

    Zillow.com and Cyberhomes.com rely on computer-generated automated models to estimate values. The models help compensate for the fact that many neighborhoods don’t have enough sales to generate accurate values based on experience.

    City of Bellevue

    Outlook for Bellevue economy is good

    Outlook good for Bellevue economy

    Strong development activity and moderate job growth will fuel Bellevue’s economy over the next several years.

    That was the prediction delivered to the City Council Monday by City Budget Manager Jonathan Swift, who said Bellevue’s economic outlook is generally positive, but increased inflation and a slowing of the housing market could dampen growth.

    Swift delivered his forecast as part of the Finance Department’s Early Outlook Forecast, which focuses on how the city’s economy is expected to perform over the next six years.
